DD Dalaly came to Sandberg from first international exchange group (FIEG ) as a means to grow and expand the global financial services offerings; Started in business in 1972 as the Dalaly group of companies and incorporated First International Exchange Group in the USA on January 28 1983 to assist borrowers with transactions in excess of One Hundred Million Dollars US ( $100 million )

Since we are a private financial institution and our primary function is lending, our loan programs have been designed with greater flexibility than available from more structured and discriminatory public commercial banking institutions. Our unique corporate structure and professional staff attempt to respond within 24-48 hours from the receipt of an executive summary or the initial loan request with a Letter of Interest in the transaction, if the initial summary demonstrates financial success and feasibility.

A letter of Commitment provides loan parameters, and details additional due diligence requirements. We have designed our commercial and business loan requirements and programs for faster loan processing and closing dates by avoiding the myriad of executive levels.

A network of hundreds of independent agents worldwide act as conduits for submission and processing of financial transactions including Commercial Real Estate (Office Buildings, Shopping Center, Apartments, etc.) Major Infrastructure, Utilities, Power Plants, Residential Land Development, Golf Courses and other Recreational Projects, Capital Equipment Financing and Leasing, Asset Based Loans and Working Capital and many others including those listed below. We are interested in economically feasible projects with adequate collateral or credit enhancements, some identified below, which may limit the risk of loss of our investors substantial wealth.

The principal goal of our institution is to provide debt financing for quality projects worldwide with experienced borrowers subject to satisfactory documentation, proper guarantees, acceptance of our procedure and completion of due diligence. Experience

A practicing architect and real estate developer since his registration and concurrent formation of his own professional architectural/engineering/planning firm in 1958, Mr. Sachs has designed and built many hundreds of millions of dollars worth of construction projects including custom residences, single family subdivision projects, low-rise to high-rise multi-family dwellings, nursing homes and housing for the elderly, hospitals, medical/dental clinics, country clubs and other recreational facilities, office buildings, shopping centers, destination resorts, hotels and other buildings for various commercial and industrial purposes.

As a direct consequence of this experience, Mr. Sachs is deeply concerned and involved on a daily basis with the short term and long range effects of the economics of construction procedures. It was this concern and the continual search for better and more efficient ways to build and utilize buildings that led to his pioneering of high-rise masonry wall bearing construction and the eventual conceptualization and development of the internationally award winning INTEGRATED CONSTRUCTION/U-FORM and INTECH INSULATION TECHNOLOGIES. Seventeen USA, Canadian and other foreign patents have been issued for these technologies with others still pending and more constantly being developed.

Also during this period of time, Mr. Sachs was intimately involved with arranging the financing for his – and almost all of his clients’ projects. In fact, at one point in time, Mr. Sachs was informed by officials of HUD that he had more projects being processed through their programs than any other area architect or developer. To expedite the procedure, Mr. Sachs developed a series of formulas by which he could determine in a short time, whether or not his clients were getting the maximum loan benefits from the various HUD programs and on many occasions, when he found that the maximum benefits were not being obtained, he was able to re-work those applications and maximize benefits accordingly.

Mr. Sachs was the prime mover of several multi-million dollar high-rise residential and office developments including Livonia Pavilion East, an 8 story, 120,000 sq. ft. general purpose office building in Livonia, Michigan, the world’s first major Integrated Construction/U-FORM Technology building which was, at the time it was built, the world’s most energy-efficient building of its kind as certified by the U.S. Dept. of Energy, Detroit Edison Company and Honeywell, Inc.; and subsequently, the 232 unit, HUD Twin 12 story Central Tower Apartments for the Elderly in Detroit, Michigan, click U-Form. Mr. Sachs serves as an expert witness in various litigation proceedings concerning construction disputes and as an Arbitrator for the American Arbitration Association (AAA) including the largest (to that date) in the State of New York (involving 7 litigants, 14 law firms – one for each of the litigant’s insurance carriers and another for their deductible exposure – over 1,200 exhibits and more than 16,000 pages of transcript). He has also been a featured speaker in many domestic and international construction/cost analysis seminars including several sponsored by the American Concrete Institute (ACI), the University of Michigan (U of M), the American Management Association (AMA) and U.S. Dept. of Commerce Trade Mission Seminars throughout Central and South America.

Why Sandberg?

Because of the aforementioned disappearance of domestic financing, failures of the Savings and Loan Associations, and other major domestic banking institutions, along with the scandals in HUD and the “junk bond market” on Wall Street and the increasing restrictions on loans placed on lending practices by the Federal Government, by the end of 1990, most traditional sources of financing for projects had all but dried up. Clearly, new sources of intelligent financing had to be developed. Mr. Sachs, Managing Director, with some of his most talented and dedicated associates, founded Sandberg Ltd. to try to fill this need to service their clients and themselves. As direct representatives and/or agents for several international and domestic lenders, and an Associate Network now established throughout most of the free world, all of which is growing on a daily basis, Sandberg offers some of the most exciting financial consulting services and programs currently available and is rapidly becoming a recognized, major force in international finance.
